New Building Construction in Gauteng
New homes and developments, built to programme — across Johannesburg, Pretoria, Centurion, the East Rand, the West Rand and the Vaal.
Building a new home in Gauteng is the largest single contract most people ever sign. It deserves a builder who prices the whole job honestly at the start, rather than one who wins on a low number and recovers it in variations.
We build new homes across Gauteng, and the work in Gauteng is shaped by a province of very different neighbourhoods, from 1940s suburbs to brand-new estates. That determines access, what the neighbours and the municipality will accept, and how the house should sit on the stand.
Gauteng is not one market. A 1950s house in Kensington, a cluster in Fourways and a warehouse in Wadeville are three different building jobs needing three different approaches. That is why we organise by area — so the person who arrives already knows what the properties around you are like.
What our new building construction service covers
Plans & municipal approval
Architectural drawings, engineering, and submission to your local municipality through to approved plans in your hand.
NHBRC enrolment
New homes must be enrolled before construction starts. That enrolment is what carries the warranty and the independent inspections.
Site works & foundations
Platform, excavation, founding to the engineer’s design, and surface beds — the part nobody sees and everything rests on.
Structure & roof
Brickwork, concrete slabs, lintels, engineered trusses, sheeting or tiling, and waterproofing.
Services first fix
Plumbing and drainage, and coordination with the electrical installation so nothing is chased in after the fact.
Plaster, screeds & finishes
Internal and external plaster, screeds, tiling, joinery, ceilings and paint.
Kitchens, bathrooms & joinery
Cupboards, tops, sanitaryware and the built-in work, coordinated so the trades do not undo each other.
Handover & occupancy
Snag list, occupancy certificate, and the warranties and certificates that belong to you afterwards.

Site visit & brief

-
3
Plans, approvals & enrolment
Drawings, engineering, municipal submission and NHBRC enrolment where the build requires it.
-
4
Build & report
One site manager, stage payments tied to real progress, and regular updates against the programme.
-

Snag & hand over
A written snag list worked through and signed off, with the certificates and guarantees handed to you.

Common questions about new building construction
What does it cost to build a house in Gauteng?
It depends on size, specification, ground conditions and site access far more than on location. Rather than quote a per-square-metre figure that will be wrong for your house, we price your actual plans line by line so you can see where the money goes and decide what to change.
What does NHBRC enrolment actually give me?
Enrolment covers a new home for three months against minor defects in workmanship and materials, one year against roof leaks, and five years against major structural defects, all from the date of occupation and all reported to the builder in writing. It also means the build is independently inspected along the way.
Do I need approved plans before you start?
Yes, and we will not start without them. We can manage the whole process — drawings, engineering, submission and approval through your local municipality — or work from plans you already have approved.
How long does a new house take?
Most single dwellings run several months from first foundation to handover, with approvals before that. We give you a stage programme at quote stage and report against it.
Can you build on a sloped or difficult stand?
Yes. Slopes, poor founding conditions and awkward access all cost money, and the honest thing is to price them properly up front rather than discover them in week three. That is what the site visit is for.
What about the electrical installation?
Electrical work on our sites is carried out by our electrical arm, Sirius Bright, which is registered to issue Certificates of Compliance. It means the certification is handled by people who do it every day, not subcontracted out and forgotten.
