A new build has a natural order to it: approvals, platform, foundations, structure, roof, services, plaster, finishes, handover. When any stage is rushed to look busy, the stages after it pay for it. We work the sequence properly.
Soweto is defined by South Africa’s largest township — a vast mix of original municipal housing, extended family homes, new bonded developments and a fast-growing small-business sector, and what people build here follows directly from that.
Any structural alteration or addition in Soweto needs plans approved by City of Johannesburg before work starts. Building without them is a false economy — it surfaces when you sell, when you claim on insurance, and the moment a neighbour objects.
New Building Construction services we provide in Soweto
Plans & municipal approval
Architectural drawings, engineering, and submission to City of Johannesburg through to approved plans in your hand.
NHBRC enrolment
New homes must be enrolled before construction starts. That enrolment is what carries the warranty and the independent inspections.
Site works & foundations
Platform, excavation, founding to the engineer’s design, and surface beds — the part nobody sees and everything rests on.
Structure & roof
Brickwork, concrete slabs, lintels, engineered trusses, sheeting or tiling, and waterproofing.
Services first fix
Plumbing and drainage, and coordination with the electrical installation so nothing is chased in after the fact.
Plaster, screeds & finishes
Internal and external plaster, screeds, tiling, joinery, ceilings and paint.
Kitchens, bathrooms & joinery
Cupboards, tops, sanitaryware and the built-in work, coordinated so the trades do not undo each other.
Handover & occupancy
Snag list, occupancy certificate, and the warranties and certificates that belong to you afterwards.
What we see in Soweto
Building where space is tight
Stands in Soweto leave little room between buildings, which affects everything: where material is stored, how rubble leaves, scaffolding, and how close we can work to a boundary wall. It is all workable, but it has to be planned rather than improvised.
Layouts built for a different way of living
Houses in Soweto were planned around separate rooms, small kitchens and a formal lounge nobody now uses. The structure is usually sound; the plan is what is wrong. Most of the value in renovating here comes from removing the right two or three walls — which means knowing which ones are carrying the roof.
Deadlines that do not move
A retail or office space in Soweto has an opening date and a rent clock, and neither of them cares about weather or a late supplier. We programme backwards from the date, order early, and tell you at quote stage if the date is not realistic.
The compliance side, explained plainly
Two things decide whether a build in Soweto is legal and protected. Both are cheaper to handle before you start than after, and both get quietly skipped by contractors competing on price.
Approved building plans
Structural work, additions and anything that changes the footprint or the roof needs plans approved by City of Johannesburg. Coverage, building lines, height and second-dwelling rules are all decided there. Building without approval surfaces when you sell, when you claim on insurance, or the first time a neighbour objects.
NHBRC registration and enrolment
Home builders must be registered with the NHBRC, and a new home must be enrolled before construction starts. Enrolment is what brings independent inspections during the build and the warranty cover afterwards. Ask any builder for their registration number, and check it.
What the warranty actually covers
On an enrolled new home, measured from the date of occupation: three months for minor defects in workmanship and materials, one year for roof leaks, and five years for major structural defects. Every one of them has to be reported to the builder in writing, which is why keeping the paperwork matters.
Occupancy certificate
A new building may not legally be occupied until the municipality has issued an occupancy certificate. It is the last step, and the one most likely to be forgotten by a contractor who has already been paid. We treat it as part of handover.
Approval timelines belong to City of Johannesburg, not to us. We build them into the programme honestly rather than promising a start date that depends on someone else's queue.

New Building Construction in Soweto — your questions answered
What does it cost to build a house in Soweto?
It depends on size, specification, ground conditions and site access far more than on location. Rather than quote a per-square-metre figure that will be wrong for your house, we price your actual plans line by line so you can see where the money goes and decide what to change.
What does NHBRC enrolment actually give me?
Enrolment covers a new home for three months against minor defects in workmanship and materials, one year against roof leaks, and five years against major structural defects, all from the date of occupation and all reported to the builder in writing. It also means the build is independently inspected along the way.
Do I need approved plans before you start?
Yes, and we will not start without them. We can manage the whole process — drawings, engineering, submission and approval through City of Johannesburg — or work from plans you already have approved.
How long does a new house take?
Most single dwellings run several months from first foundation to handover, with approvals before that. We give you a stage programme at quote stage and report against it.
Can you build on a sloped or difficult stand?
Yes. Slopes, poor founding conditions and awkward access all cost money, and the honest thing is to price them properly up front rather than discover them in week three. That is what the site visit is for.
What about the electrical installation?
Electrical work on our sites is carried out by our electrical arm, Sirius Bright, which is registered to issue Certificates of Compliance. It means the certification is handled by people who do it every day, not subcontracted out and forgotten.
