About Sirius Everything

Sirius Everything (Pty) Ltd is a building contractor working across Gauteng. We build new homes, renovate old ones, fix roofs, fit kitchens and bathrooms, hang ceilings, tile, paint, pave and plumb — and we do it as one contract with one team accountable for the result.

What we actually do

Our work falls into three groups. New building construction: complete homes and second dwellings from plans and approvals through foundations, structure, roof, services and finishes to handover. Renovations and remodelling: extensions, second storeys, open-plan conversions, kitchens, bathrooms and full refurbishments. And the trades that go with both — roofing and structural repairs, ceilings and drywalling, tiling, painting and finishes, paving and plumbing.

We also do commercial work: office refurbishments, retail and restaurant fit-outs, industrial alterations and lease make-good, programmed around trading hours rather than against them.

How we work

• The quote is the real number. Itemised, with the scope and the exclusions in writing. A quote that leaves out half the work is not cheaper — it is an argument scheduled for later.
• A programme, not a promise. You get the stages up front and honest reporting against them. If something slips, you hear it from us with the reason attached.
• All trades under one roof. Building, roofing, plumbing, ceilings, tiling, painting and paving are handled in-house. Nobody on site blaming the previous contractor.
• Stage payments tied to real progress. No large deposits up front, and you never pay for work that has not been done.
• Straight answers. If your budget will not stretch to what you have described, or reworking the house is the wrong call, we will say so before you spend anything.

The standard we build to

All building work in South Africa is governed by the National Building Regulations and Building Standards Act, and the technical requirements sit in SANS 10400. Structural work, additions and anything that changes the footprint or the roof need plans approved by the local municipality before construction starts. We treat approvals as part of the contract, not as your problem to solve.

Home builders must be registered with the NHBRC under the Housing Consumers Protection Measures Act, and a new home must be enrolled before construction begins. That enrolment is what brings independent inspections during the build and warranty cover afterwards — three months for minor defects in workmanship and materials, one year for roof leaks and five years for major structural defects, each measured from the date of occupation and each reported to the builder in writing.

It is worth knowing that the NHBRC scheme is built around new homes. Most renovations are not enrolled, so on a renovation your protection is the contract, a properly defined scope and a builder who puts the guarantee in writing. Ask any contractor for their NHBRC registration number, and check it.

Electrical work

Electrical installations on our sites are carried out by our electrical arm, Sirius Bright, which is registered to issue electrical Certificates of Compliance. It means the certification on your job is done by people who do it every day rather than subcontracted out and chased for months afterwards.

Who we work for

Homeowners building or reworking the house they live in. Buyers who need to know what the alterations will really cost before they sign. Landlords and managing agents dealing with repairs and common property. Body corporates and estates. Tenants fitting out commercial space to a fixed opening date. The work differs enormously; the discipline does not.

Where we work

We build across Gauteng — Johannesburg, Sandton, Randburg, Fourways, Midrand, Roodepoort and Soweto; Pretoria, Centurion and the north; the East Rand from Kempton Park through to Springs; the West Rand; and the Vaal. We do not claim to cover the whole country. Site supervision is what separates a well-built job from a badly built one, and you cannot supervise properly across nine provinces.
