Renovations & remodelling
Most houses in Gauteng do not need replacing. They need reworking.
The housing stock across Johannesburg and Pretoria is good — solid structures on decent stands, laid out for a way of living nobody has followed since the 1980s. Small kitchens, a formal lounge nobody uses, and a wall in exactly the wrong place.
Most of the value in renovating here comes from removing the right two or three walls and rethinking how the rooms connect. That means knowing which walls are carrying the roof, and having an engineered beam designed before anything is opened up — not afterwards.
- Open-plan conversions with engineered beams
- Extensions, second storeys and cottages
- Kitchens and bathrooms, plumbing included
- Staged work so you can stay in the house
Why people call us back
The quote is the real number
Itemised, with the exclusions written down. A quote that leaves out half the work is not cheaper — it is just an argument scheduled for later.
A programme, not a promise
You get the stages at the start and honest reporting against them. If something slips you hear it from us, with the reason.
All trades under one roof
Building, roofing, plumbing, ceilings, tiling, painting and paving in-house. Nobody on site blaming the last contractor.
Straight answers
If reworking your house is a bad idea, or your budget will not stretch to what you want, we will tell you before you spend anything.
Where we build
Teams working across the province, so site supervision is real rather than a weekly visit. Pick your area for local detail.

Worth knowing
The two documents that decide whether your build is legal
Approved plans and, for a new home, NHBRC enrolment. Everything else — finishes, fittings, taste — is negotiable. These two are not, and both of them are far cheaper to deal with before you start than after.
Building without approved plans surfaces at exactly the wrong moment: when you sell and the conveyancer asks, when you claim on insurance, or when a neighbour objects. And a new home must be enrolled with the NHBRC before construction begins — that enrolment is what carries the independent inspections and the warranty cover afterwards.
We handle both as part of the contract. If a builder describes either one as optional, that tells you something useful about the rest of their work.

Questions we get asked every week
Does a quote cost anything?
No. We come out, look at the job and give you a written, itemised quote free of charge. Nothing is priced off a photograph, because that is how quotes end up being revised halfway through.
How do I compare builders' quotes?
Line by line, not on the total. The cheapest quote is usually the one with the most left out — plans, rubble removal, making good, VAT. Ask each builder what their number excludes, and the differences become obvious very quickly.
Do I need approved plans?
For structural alterations, additions and anything that changes the footprint or the roof, yes. Purely cosmetic work does not. We will tell you honestly which side of the line your job falls on, and we do not start structural work without approvals.
Can I stay in the house during a renovation?
Usually. We stage the work, seal off the construction zone and keep a kitchen and bathroom running as long as we can. Where you genuinely cannot stay, we say so at quote stage rather than halfway through.
How do payments work?
Stage payments tied to completed work, set out in the contract before we start. We do not ask for large amounts up front, and you never pay for work that has not been done.
Do you do electrical work as well?
Electrical work on our sites is handled by our electrical arm, Sirius Bright, which is registered to issue Certificates of Compliance. Same group, same standards, and the certification done by people who do it every day.
